Morrison Hershfield was responsible for the investigation, design, and construction management of the building envelope rehabilitation for seven schools in the Coquitlam School District (No. 43) in British Columbia. The exterior wall rehabilitation included the design and construction details at the wall penetrations and localized stucco repairs.
The project involved new rainscreen stucco systems to replace existing wall systems of combustible and non-combustible construction. The rehabilitation, valued at $1.3 million, was based on condition assessments of the buildings that included several recommendations and cost estimates. The rehabilitation included:
- Removal and reinstallation of window and window walls in order to install new membrane and metal flashing to create a proper water management system
- Review of the stucco clad walls leading to repair and replacement of stucco cladding and sheathing paper, where required, and replacement of damaged framing, where necessary
- Installation of new metal flashing at parapet walls, through walls, and wall penetrations
- Replacement of sealant at areas (such as expansion joints, vents, and window perimeters) with new material
