The design package prepared by Morrison Hershsfield provided an appropriate, cost-effective scope of work with improved details to prevent future occurrences of water ingress, ensuring maximum life of the structure and safety for the occupants.

The Pinetree Secondary School and Community Centre Complex was constructed in 1993 and required extensive wall rehabilitation as a result of widespread water infiltration.  The rehabilitation was based on a condition assessment of the building that included several recommendations and cost estimates for repairs. The rehabilitation, valued at over $1.9 million (hard construction costs), included:
  • Removal of existing wall cladding system
  • Replacement of approx. 75,000 sq. ft. of stucco wall cladding with “rainscreen” design in non-combustible components (steel stud, Densglas Gold, etc.), complete with new wall penetration details
  • Improvement of building air tightness
  • New tie-ins of waterproofing membrane at roofs and base of walls
  • Mold remediation for interior spaces where affected

In addition, Morrison Hershfield’s legal support services assisted the client’s legal team in recovering damages from the responsible parties.
