Sammamish Waterway Condominiums
Sammamish Waterway is a six building condominium project located next to a municipal park and nature trail in Redmond, WA.  The project was originally built in the early 1980’s and was experiencing a number of water intrusion issues. 

We completed the original assessment, design and construction administration of the entire rehabilitation of all six buildings, including exterior building cladding, windows, roofing and decks, in accordance with the 2005 WA State Condominium Law.  The buildings have exterior walkways which contributed to detailing complexities that ultimately created a significant amount of structural damage.  The project included a full strip and reclad of the facade and incorporated a full rainscreen behind the cement fiber lap siding on all buildings.  The walkways and stairs posed some detailing challenges that were worked through collaboratively with the contractor before and during construction.  The project stayed within the allotted construction contingencies so the Owners were able to incorporate some additional community improvements into the project, such as rebuilding all the carport and mailbox structures throughout the community.
