Residential Building Water Penetration Investigation
The Liberties Condominium
This 19 storey condominium, The Liberties, has suffered a number of isolated individual water leaks, each one being unique in its cause and cure.  The remedial work to the walls and roof was at an estimated cost of $50,000.  Mid-height terraces were diagnosed with two distinct leakage sources and both the roof membrane and the window wall assembly leaked. Previous attempts to solve this by methods such as sealant applications had failed.

Our role included the following components:

  • Reserve fund study and updates
  • Terrace roof leakage investigation
  • Penthouse leakage investigation
  • Design of remedial work
  • Project/contract administration
  • Technical audit
  • Deficiency negotiation with the builder and developer
  • Wall remediation
  • Noise investigation
  • Water supply system performance improvements
  • The thoroughness of our approach was demonstrated when a roof leak was diagnosed in a location that had been previously ruled out by flood testing.

After diagnosing and correcting the unique leakage sources, we were able to provide the owner with a standard approach to solving leaks in several locations that they pursued on their own.
