The Rocky Ridge Ranch Homeowners Association is responsible for the maintenance and repair of the Rocky Ridge Ranch community facilities.   These facilities include a Community Hall, wading pool/skating rink, tennis courts, playground equipment, pathways, and other landscaping items.  The completed Reserve Fund Study provides the Homeowners Association with a valuable tool for managing their assets and planning future financial requirements.

Morrison Hershfield’s extensive experience in Reserve Fund Study preparation resulted in a quality financial tool for planning of future expenditures.  The study included a visual review of all the facilities, allowing for the estimation of life expectancy and replacement costs of the various components.   This information was used to create a 25-year cash flow scenario, which predicted the contribution levels required to ensure funds were available to complete major repair and replacement of the facilities.

Specifically, Morrison Hershfield:

  • Determined the property for which the Homeowners Association was responsible
  • Conducted visual review of the property to assess current condition
  • Provided life expectancies and replacement costs of each item included in the Study
  • Created cash flow scenarios to fund the anticipated replacement schedule
