Rehabilitation of Three Wood Frame Residential Buildings
 

The Boardwalk, constructed in the early 1990s, consists of three 5-story wood frame residential buildings supported by a 1-story, below grade, concrete parking garage.   
The rehabilitation, based on a condition assessment of the building, is valued at over
$3.5 million.

This rehabilitation project included:

  • Complete removal of the stucco cladding and rotten wood elements on all elevations and replacement with new material
  • Removal of the MDO cladding wall system at all areas including fascia of canopy to be replaced with new metal panels
  • Installation of a new rainscreen stucco wall system
  • Rehabilitation of all balcony areas including replacement of rotten wood elements and the existing deck membrane, and structural upgrading of all balcony railings
  • Removal and re-installation of existing double glazed aluminum frame windows, sliding doors, and swing doors complete with new membrane and metal flashing details
  • Rehabilitation of flat roof parapet walls and sloped metal roof areas including construction of a waterproofed curb
  • Investigation and assessment of water penetration into the underground parking garage
