Rehabilitation of 20 Story Concrete Framed Building

The Sandpiper is a 20-storey, concrete framed building located in the heart of downtown Vancouver.  Constructed in 1977, the building required extensive rehabilitation.  Morrison Hershfield provided investigation, building science, architectural, structural and construction review services and prepared drawings and specifications.

The original cladding of this highrise building was an aluminum panel assembly installed over paper faced exterior gypsum sheathing and light gauge metal in-fill framing.   The rehabilitation of the in-fill sections, valued at over $2.1 million, was based on several building envelope condition assessments which highlighted the deterioration of the exterior gypsum sheathing, cladding fasteners and steel stud in-fill framing.

The rehabilitation included:

  • Removal of the single-glazed window assemblies and installation of new double-glazed, Low-E, window units 
  • Removal of the existing metal cladding assembly and replacement with new exterior insulated, drained metal panel assembly, including improved detailing for air leakage, water penetration and thermal performance
  • New roofing membrane assembly, including increased insulation
  • Structural upgrade at window openings, steel stud walls and roof parapet walls
  • Improved fire resistance across partition walls at units adjacent to the hot water pipes
  • Installation of new 20th floor canopies to protect exposed sliding doors
