Due Diligence Assessments of Seven Luxury Hotels, Princess Resorts, Morrison Hershfield

In preparing for the purchase of the seven luxury Princess Hotel resorts from Lonrho PLC of London, CP Hotels required a Due Diligence Assessment of each resort to consider risks and options prior to the purchase offering.  All seven hotels were full service resorts, located on over 700 acres of land, with a total of 3,188 rooms, including recreational, conference, fitness and shopping facilities, business centers, restaurants, bars/lounges and golf courses.

Morrison Hershfield assembled and mobilized seven highly qualified field teams of seven staff each.  The field teams and office staff support, totaling 80 people, completed the assessments and reporting within the restrictive schedule of 15 working days.   The building assessments identified the dollars needed per location, for major repairs and/or replacements over the short term (next 5 years) and long term (next 6 to 20 years).  With this information, CP Hotels’ Board of Directors analyzed their risks and options prior to purchasing all seven resorts for over $750 million (Canadian).
