Oswego Village Townhomes

The Oswego Village Townhomes consists of 39 3-story residential units housed within seven multiplex wood-framed buildings in Lake Oswego, OR.  The buildings have a variety of lapped cedar siding, lapped cedar shingles, cedar panels, stack bonded brick and wood trims. After reaching a construction defect settlement that provided full project funding, we worked collaboratively with the homeowners association and contractor to create and implement a design that repaired all deficient elements and gave new life to their once troubled homes.

Our multidisciplinary expertise was applied to carry out the investigation, design and field review of the building envelope upgrade.  Rehabilitation was based on a condition assessment of the building and included several recommendations and cost estimates for repairs.  Rehabilitation consisted of replacement of existing windows with improved membrane and metal flashing details, replacement of rotten wood elements and removal and replacement of cladding  to improve waterproofing details in the wall assembly.  We also provided litigation support services, building envelope assessment, building science design services, preparation of tender drawings and specifications, construction administration, and construction review services to help the client complete a successful rehabilitation process from start to finish.
