Lakewest Condominiums
Lakewest is a three building condominium project located on prime property along the shores of Lake Union. The project was originally built in the early 1980’s and was experiencing a number of water intrusion issues due to the high wind driven rain exposure over the years.
We completed the design, construction review and administration of the rehabilitation of the exterior building cladding, windows, roofing, skylights and decks, in accordance with the 2005 WA State Condominium Law. To take advantage of the lake views, the buildings have a stepped form which resulted in many outdoor decks over living spaces.  The combination of poor detailing and the stepped form contributed to very significant structural damage.  The project included a complete strip and reclad of the facade and we were able to incorporate a new exterior cladding rainscreen system as part of the design. With the new drained rainscreen cladding system in place and construction details focused on the proper management of water and air, this complex promptly saw an increase in property value and a decrease in energy costs. This project was completed in approximately ten months and within the original proposed allowances for the unseen work.
