The project involved investigating existing and new developments in the area and carrying out environmental and historical overview studies, analyzing traffic impact and intersection capacity as well as modeling municipal services. Roadway capacity requirements were determined by establishing a layout for the arterial and collector roadway system and looking at the project traffic flows. Stormwater drainage, water and sanitary sewer systems were studied and designed to serve the area.
Constraints were addressed during the project, including crossing the environmentally sensitive Oldman Creek that flows through the site and certain issues with the Trans Canada Trail.
