IDX Tower
IDX Tower, Seattle, WA

As part of the construction of the forty story IDX Tower, we provided review of the architects design and trade submittals, witnessed laboratory testing of the envelope assemblies, observed the field mock-up assemblies as well as the course of construction and witnessed air barrier testing of representative assemblies from both a qualitative and quantitative perspective.

This project had a number of interesting air barrier aspects, some of which are listed below:

  • We identified air barrier discontinuities in the curtain wall submittals and worked to incorporate metal back pans at glazed metal panels to transition the air barrier to the roof assembly while minimizing condensation risk
  • During construction we identified deficiencies in the sheet metal air barrier of the hand-set stone assembly.  We undertook air barrier testing to assess the air tightness of the as built assembly and provided recommendation on remedial measure to address the issue.
  • During the on-site performance testing of the unitized curtain wall we identified a hidden manufacturing oversight that left an opening in the metal back pan of the glazed stone panels which was compromising the air tightness of this assembly. This condition was found to exist in 15 locations with similar panel construction and was addressed by the manufacturer.
