Facility Assessment for Three Hotels
Crowne Plaza Hotel

O’Neill Hotels and Resorts Management Ltd., under the Canadian Hotels Income Properties, Real Estate Investment Trust Program, required due diligence assessments of three properties in order to consider risks and options prior to purchase.

The three properties, constructed between 1967 and 1980, consist of 840 guest rooms and include parking garage structures, a casino, restaurants, bars and convention facilities. They include: Radisson Winnipeg Downtown Hotel (formerly known as Delta Winnipeg Hotel) in Winnipeg MB, Crowne Plaza Hotel (formerly known as the Citadel Hotel) in Ottawa ON; and Mackenzie Park Inn in Fort McMurray AB.

We assembled a highly qualified team to respond to the assessment requirements in an expeditious and cost-effective manner.  The assessments included visual technical reviews for the purpose of identifying present condition status and areas where major repairs and/or replacements would be required during the next five years. With this information, the CHIP REIT Board of Trustees analyzed their risks and options prior to purchasing the properties and setting them up as part of the CHIP Real Estate Investment Trust.
