Envelope Repairs, Pressure Reduction and HVAC System Balancing for Art Gallery
Envelope Repairs, Pressure Reduction and HVAC System Balancing for Art Gallery, Robert McLaughlin, Morrison Hershfield

The Robert McLaughlin Gallery  consists of a three-storey art gallery with office and restaurant space.  This concrete structure includes exterior synthetic limestone masonry cladding, major rooftop skylight and multiple exterior soffits.  The gallery’s interior includes a highly controlled environment (high humidity levels and high internal air pressures) for the art displays and storage.  Major envelope defects resulting from the major expansion in 1986 resulted in considerable cladding deterioration.

The total repair contract, including envelope repairs, pressure reduction, and HVAC system balancing, was completed over a four-year schedule, at a total estimated cost of $400,000.  Morrison Hershfield’s combined expertise in building sciences, building envelope, structural, mechanical and electrical systems, enabled several key integrated areas to be investigated before identifying the necessary remedial work to the building envelope and HVAC systems.  Work included:

  • Building Investigation
  • Remedial Design
  • Specifications
  • Tender Process
  • Field Review
  • Capital Renewals Plan
  • Litigation Support
  • Intrusive masonry openings
  • Commissioned NRC to conduct freeze-thaw testing of the existing cladding units
  • Design of air barrier and masonry repairs
  • HVAC system repairs and balancing

Morrison Hershfield oversaw the first three repair phases.
