Morrison Hershfield has completed numerous Reserve Fund Studies on townhouse style condominium complexes throughout Canada. The process includes a review of existing documents, a thorough site review and the development of a comprehensive report that examines the next 20-year period in the condominium’s life, specifically, reserve fund balances, contributions and required expenditures.
Reserve Fund Studies include the review of architectural plans and specifications to determine quantities of the various common elements. A site review is completed to confirm the information obtained in the document review, and to determine the present day condition of the common elements and how that may affect expected service life. A final report is provided to the Owners containing observations and recommendations for each individual common item. A cash flow chart is included showing future replacement and repair expenditures. This cash flow chart also illustrates a contribution scenario that will satisfy the requirements of the condominium. Morrison Hershfield's services also include attendance at Board Meetings and Annual General Meetings to formally present our Report.
