Combining an energy audit with the capital planning aspects of a building condition assessment provides a much better picture of economically feasible energy savings implementations.  Potential energy savings projects are evaluated not just in isolation, but also in the context of other necessary repairs.   Very often combining a life cycle replacement with an energy savings upgrade provides a better payback than either would provide individually.

A residential co-operative, with a combination of townhouse and apartment style units, required a building condition assessment and energy audit to develop a long-term plan for reducing energy costs, as well as maintaining critical building elements.   

Various units were reviewed to determine the condition of building components, paying attention to possible energy savings.  A capital plan was developed for future repair of building elements, with priority given to components that would reduce energy costs.  A report was prepared describing the condition of building elements and recommending energy upgrades that offer a reasonable payback.  Incentives or grants related to these upgrades were described in detail
