Morrison Hershfield conducted a Due Diligence Assessment of a portfolio of 11 buildings, known as “Slough Park St-Laurent,” in Montreal, Quebec.  Morrison Hershfield prepared the comprehensive capital financial recommendations needed to assist CIBC in their risk assessment before proceeding to purchase this portfolio of buildings.

For this assignment, the Due Diligence Assessment consisted of only a Building Property Condition Assessment, which was conducted using applicable and current Building Codes and By-laws.  The portfolio consisted of the following:

  • Office building, 2 towers (3 & 5 stories), 102,346 sq.ft. floor area, 1-1/2 underground parking levels, built 1991
  • Office building, 3 stories, 31,169 sq.ft. floor area, built 1987
  • 9 industrial buildings (1 & 2 stories), including 79,000 sq.ft. of office area and 211,000 sq.ft. of warehouse area, built between 1975 and 1986

Morrison Hershfield's recommendations also helped CIBC with making financial plans to manage, conserve, and improve the portfolio and to maintain it in an efficient, functional and structurally sound condition for the next 5 to 10 years.
