Due Diligence Assessment for Grand Historical Hotel, Delta Bessborough, Morrison Hershfield

In preparation for the purchase of the Delta Bessborough Hotel in Saskatoon SK, under a Real Estate Investment Trust (REIT) program, CP Hotels required a Due Diligence Assessment in order to consider risks and options prior to purchase.  This hotel consists of a grand historical 10-storey castle, built in 1932, that stands tall on the banks of the South Saskatchewan River.  It includes 227 rooms and 20,000 square feet of function space and recreational and service amenities.

The assessment included visual technical reviews of the hotel for the purpose of identifying present condition status and areas where major repairs and/or replacements would be required in the next 20 years, along with associated cost estimates.   The building assessments identified the dollars needed, for major repairs and/or replacements, over the short term (next 5 years) and long term (next 6 to 20 years).  With this information, the CP Hotels Board of Directors analyzed their risks and options prior to purchasing the hotel, which became part of the "Legacy REIT" portfolio.
