The object of the assignment was to broadly assess the existing physical condition of the property, and to identify apparent deficiencies and anticipated capital cost items likely to be incurred within the following five years. Work was assigned to individuals with expertise in the disciplines of architectural, structural, building envelope, life safety and mechanical and electrical systems.
The assessment was based on:
- A review of the available documents, including as-built drawings, records of remedial design and construction repairs, property management manuals and commissioning reports
- A visual review to determine the general condition of building components and systems, and to identify items that required repair, upgrading or correction of problems
- Interviews with site maintenance personnel regarding maintenance history and concerns
- Review of Condominium Plan, By-laws and any Reserve Fund documentation
All repair and replacement recommendations were prioritized into Code and Life Safety, Material Deterioration, or Discretionary Items. A report including systems description, existing conditions and specific recommendations was issued.
