This 18-year-old building had been experiencing large scale building envelope failure resulting in significant water leakage and associated structural damage. Morrison Hershfield developed a full design package, including replacement of all exterior walls, new windows and doors, new flat and sloped roofing, new skylights, and a new entrance. Structural repairs were incorporated into the rehabilitation. The entire construction period was less than six months with an approximate value of $650,000.
The Morrison Hershfield architectural team developed a fresh look for the building by incorporating a new exterior colour scheme with changes to rooflines and overhangs, window types and locations, balcony guardrails, chimney and column enclosures, and the addition of an entrance canopy. The team also assisted the Owners with interior finish decisions related to colour schemes, carpet selection and light fixtures.
