Building Envelope Rehabilitation for Townhouse Complex, Sunridge Estates

Morrison Hershfield combined expertise in building science, structural engineering and architecture to complete this project to the satisfaction of our client.  The rehabilitation incorporated careful details for aesthetically pleasing transitions between new and existing materials, and between dissimilar cladding types like vinyl siding, stone veneer and cement board siding. 

Sunridge Estates is a 68 residential unit townhouse complex of 17 blocks of three storey wood frame structures.  The rehabilitation was based on Morrison Hershfield’s building envelope condition assessment with remedial repair options and cost estimates. Depending on condition and exposure, the remedial work included:

  • Replacement of exposed windows with thermally broken aluminum windows
  • Rehabilitation of the balcony membrane complete with tie-in details at the walls and new guardrails
  • Replacement of sheathing and deteriorated structural wood members, and installation of rainscreen cavity wall with new vinyl siding, stone veneer and cement board siding
  • Overcladding of existing face-sealed stucco walls with vinyl siding in protected locations
  • Architectural changes, including new colour scheme with new claddings (vinyl/cementitious siding and cultured stone) aluminum guardrails
  • Design modifications for walls above the roofline and a new asphalt shingle roof
