Building Envelope Rehabilitation for 3 Story Wood Framed Structure, The Mayfair, Morrison Hershfield

Mayfair House is a three storey, wood framed complex with 76 units constructed over an underground reinforced concrete parking garage.  Morrison Hershfield combined our expertise in building science, structures and architecture to develop strong envelope details, while incorporating new architectural features that are consistent with the current language of the building.

Mayfair House had undergone targeted repairs, as well as rehabilitation of one full elevation with a rainscreen assembly.   The roof assemblies varied from built-up flat roofs to sloped metal roofs.   Above-grade units were provided with balconies or decks.  The remedial work included replacement of:

  • Exterior wall assemblies with stucco-clad drained cavity assembly at all face-sealed walls
  • Windows and sliding doors with new thermally broken aluminum units
  • Balcony and deck membranes complete with new guardrails and surface resloping
  • Sheathing and deteriorated structural wood members, as required
  • Built-up roof with two-ply modified bitumen SBS membrane
  • Sloped metal roof with asphalt shingles
As well, there were architectural and structural modifications to the roofline to incorporate overhead protection.
