The Bank of Montreal office tower in Winnipeg, MB was built in 1983.   It is a reinforced concrete building with cladding consisting of granite-faced precast concrete panels.   Morrison Hershfield was retained to conduct an investigation of the overall condition of the building envelope of this 25-storey office tower.

Morrison Hershfield’s investigation clearly identified the causes and severity of building envelope problems that the office tower had been experiencing (such as wall wetness, leaking windows, granite panel displacement, as well as numerous cracks and spalls in the granite cladding).  Our client was provided with a detailed repair strategy and customized monitoring program for the future.  The repair and monitoring program cost about $1 million, saving the bank about $9 million when compared to other estimates.
