Building Envelope Design Review for Office Towers, Bankers Hall II, Morrison Hershfield

The two 52-storey Bankers Hall I and Bankers Hall II towers in Calgary, AB are separated by a 6-storey concourse.  The structure of the office complex consists of a cast-in-place concrete frame clad with granite faced precast panels.  Morrison Hershfield conducted a design review of the building envelope of Bankers Hall I.  The purpose of this review was to recommend design improvements for Bankers Hall II, based on known Bankers Hall I building envelope performance and incorporating technological improvements since the design of the first tower.  During construction of the building eight years earlier, Morrison Hershfield used thermographic scan technology to identify deficiencies.

Morrison Hershfield was able to bring its national building envelope expertise to this project.      The improvements to the second tower allowed our client to maintain interim relative humidity levels in the range of 20% to 25% higher than in the first tower, without experiencing condensation when the exterior temperature reaches –30ºC.  Interior detailing recommendations also allowed the mechanical systems to better "wash" the window areas with warm air, reducing window sill condensation and damage.  Our client benefits from a better performing building envelope which will increase tenant comfort and decrease energy costs.
