Parking Garage
Two Toronto ON condominium apartments are linked by a combined underground parking structure.  Constructed between 1969 and 1971, the parking garage had been expanded twice as the site development progressed.  As is common with such structures, the parking garage has required ongoing maintenance, repair and restoration.  We have provided engineering assessment, design, and constriction review services over many years.

As part of the waterproofing repairs to the garage roof (podium deck), a structural review of the reinforced concrete slab was carried out to determine acceptable loading associated with proposed changes to the landscaping and to vehicle access routes.  This review revealed serious overloaded conditions and structural deficiencies that required immediate remedial measures.

In addition to the design of localized repairs to the garage roof slab and waterproofing systems, we provided design solutions to increase the strength of reinforced concrete beams at expansion joints. The existing structure was modified to increase the flexural capacity of the roof slab and address punching shear deficiencies at slab/column supports. 

In developing the repairs for the additional scope, we worked within a pre-existing construction schedule and phasing plan, as well as the client’s need to keep portions of the garage open during construction.  Close co-operation with the landscape designers and the contractor resulted in an upgraded structure with improved landscaping aesthetics.
