Canada’s first P3 hospital is the result of an innovative high profile public-private partnership initiative in British Columbia.  The walls of the large four-storey sustainable building are a combination of brick, masonry and metal cladding, pre-cast concrete panels, windows and curtain wall systems.  The roof assemblies include conventional and protective roofs with two-ply SPS membranes and a butterfly standing seam metal roof over an atrium.
Our role involved:
  • Reviewing the design documents to consider the performance, durability, constructability and conformance of the building envelope to Part 5 of the BC Building Code
  • Discussing the control of air leakage, water penetration, vapor diffusion, thermal performance and condensation resistance with the design team
  • Conducting enhanced field review during construction of all building envelope components, including windows, curtain wall glazing, metal paneling and roofs
  • Providing the architect and general contractor with practical, constructible design alternatives that ensure envelope performance
  • Performing field-testing of the selected glazing assemblies to confirm their performance and installation with respect to air and water leakage

As a result of our technical expertise, the building envelope assemblies contributed to the high performance design of the institutional complex and the client’s specific requirements were met.
