ABSTRACT
There are many factors that affect changes in building envelope design and construction. Making progress in one area can compromise another. Relying on new or altered technology to provide better, faster, less expensive buildings can be a lot like driving beyond the headlights: by the time you see the hazard, it’s already too late to avoid it.
This paper identifies factors that can lead to failure. It describes a number of changes with respect to building envelope materials, components and assemblies, and design and construction practice that have or may have pushed buildings over the line to inadequate performance and durability. The paper provides some guidance on the tools available to designers and contractors, on ways to limit the risk of driving beyond the headlights: having envelope systems fail under the anticipated loads.
