ABSTRACT
This paper outlines the most common current building façade defects of spalling concrete, render and titles in South East Asia. These defects cause material durability problems which will reduce the value and earning capacity of the building, and can be a safety hazard to people and property. The structural adequacy of the building elements are typically not significantly affected. The deterioration process, cause of defects and influence of maintenance are discussed.
The current trend to use curtain wall facades will introduce new potential problems in the future.
